This website describes the development capabilities of REDPartners and provides a way to contact us. By using it you accept these terms.

Nothing on this website is an offer to sell, or a solicitation of an offer to buy, any security or interest in any investment, fund, or joint venture. No content here should be read as investment, legal, tax, or accounting advice.

Any actual investment opportunity is offered only to eligible parties, in a separate written offering, subject to definitive documentation. Statements on this site are general descriptions of how we work and are qualified in their entirety by those documents.

Descriptions of intended approach, target markets, or expected outcomes reflect present intent. Development is subject to entitlement, market, construction, financing, and other risks. Past or intended activity is not a guarantee of future results, and no outcome described here is assured.

Submitting an enquiry form or emailing us does not create an advisory, agency, brokerage, partnership, joint venture, or fiduciary relationship. A relationship arises only under a signed written agreement.

Please do not send confidential or proprietary information through this site before we have a confidentiality agreement in place.

We take care to keep this site accurate, but we do not warrant that it is complete, current, or error-free, and we may change its content at any time without notice. We do not warrant that the site will be uninterrupted or free of defects.

Where we link to a third-party site, we do so for convenience. We do not control those sites and are not responsible for their content or their privacy practices.

Our library offers Excel models free of charge. You may use them, adapt them, and share them, inside your organization or outside it, on these conditions: you do not charge anyone for them or for access to them, whether or not you have changed them; you keep the Version tab, the authors' credits, and every copyright notice in each copy you share, adapted or not; and you do not present them as your own original work.

You also agree not to use the files, or anything derived from them, to train, build, or improve artificial intelligence or machine learning tools, and not to collect them in bulk by automated means. The licence the underlying models are published under does not allow either, and the conditions travel with the files.

The files are provided as is, without warranty of any kind, for education and general analysis. They are not investment, legal, tax, accounting, or appraisal advice, and a model is only as good as the assumptions put into it. Check every input and formula against your own situation before you rely on a result, and take your own professional advice.

Sample inputs in a model describe an illustrative project. It is not a REDPartners project and it is not available for investment. No model or figure in the library is an offer to sell, or a solicitation of an offer to buy, any security or interest in any investment, and downloading one creates no relationship with us.

The Excel models in our library were written and published by Adventures in CRE (A.CRE) at adventuresincre.com, and we share them under the terms A.CRE publishes for them. We are grateful to their authors. A.CRE has not reviewed or endorsed our library, and naming them here does not suggest any relationship between our firms.

Each model file carries its authors' own credits and its original Version tab, unchanged.

REDPartners runs an SMS programme for people who register for an open working session and tick the box asking to be texted. Consent is never a condition of registering, of attending, or of anything else we do. The box is unticked by default and everything the programme sends also goes out by email.

The programme carries session logistics: the venue once it is confirmed, a reminder before the date, and notice of any change. Expect around four messages for a session; frequency varies with how much moves before the day. Occasionally it also sends an invitation to our next working session in your market, which is why it is registered with carriers as a mixed programme rather than a purely transactional one.

We do not share, sell, or provide your mobile phone number or your messaging consent data to third parties or affiliates for marketing or promotional purposes. Consent you give here is consent to hear from REDPartners about a REDPartners session, and it is not passed to anyone else.

Message and data rates may apply. Reply STOP to any message to leave the programme and HELP for help. Mobile carriers are not liable for delayed or undelivered messages.

REDPartners is a trading name of Commodity Express LLC, which operates the programme and holds its carrier registration. The company publishes its own terms of service.

The content, design, and marks on this site belong to REDPartners or its licensors. You may view and print pages for your own reference. Any other reproduction or commercial use requires our written permission. The files in our library are the exception, and you may use them as set out under Models and templates.

Neither side is liable to the other for indirect, incidental, special, or consequential loss, or for lost profits, lost revenue, lost business, or lost data, however it arises out of your use of this site.

Our total liability to you arising out of this site is limited to the fees you have paid us in the twelve months before the event that gave rise to the claim, or one hundred United States dollars if you have paid us nothing.

These limits do not apply to fraud, to wilful misconduct, to death or personal injury caused by negligence, or to anything else the law does not allow to be limited.

If someone brings a claim against us because of what you submitted through this site, because of your use of it, or because you broke these terms, you will cover our reasonable costs and any damages. We will tell you promptly about any such claim and let you take charge of defending it.

We may change these terms. The current version is always on this page with its date at the top, and a change takes effect when it is posted. Continuing to use the site after that means you accept it. If you do not, stop using the site.

These terms are governed by the laws of the State of Texas, without regard to its conflict of laws rules, and the courts of the State of Texas have jurisdiction over any dispute arising out of them.

REDPartners is a trading name of Commodity Express LLC, a Texas limited liability company, which is the party these terms are with. The company publishes group terms covering all of the brands it operates. These are the specific terms for this site and they govern here.
